Under Proposition 19, California property owners aged 55+, disabled, or affected by wildfires can transfer their current property tax base to a new home of equal or greater value anywhere in the state, up to three times. This allows them to relocate, downsize, or upgrade without facing steep property tax increases. To take advantage, homeowners must buy or build a new home within two years of selling their original property and apply for the tax base transfer with their county assessor. This strategy preserves tax savings, offering flexibility for life changes while minimizing financial burdens.
