In 2015, after more than a decade as a Realtor and rental owner here in L.A., I developed an intimate understanding of the pressing concerns facing small an independent landlords--particularly the need to keep your rentals filled with high quality tenants. The problem is, many landlords lack the time, patience or expertise to effectively market, screen and show your rentals yourself. That's why I created Showpads, to give landlords (and management companies) an edge; an affordable and convenient way to reach renters, show your properties, and get them rented fast. Through Showpads, my team of trained showing associates, advertises rentals online, screen prospects, and schedules showings 7 days a week.
Remember, I'm a rental owner too, and my goal is to assist landlords, and aspiring landlords, maximize your ownership opportunities. Not only do I offer marketing and showing services, I also provide access to my large network of service providers who can assist with many of your other maintenance and professional needs.

What if I need you to complete the lease as well?Leasing is considered a "licensed activity" meaning it must be conducted by a licensed Realtor or property manager. But there is no problem if you need that type of service. Our founder Nick Cates is a licensed Realtor who can professionally handle any of your real estate needs.

How do you market your rentals?When an owner or manager signs on, we take pictures and a video. We then create listings on all the major rental sites, like Zillow and apartments.com, as well as Instagram, Facebook Marketplace and Craigslist. These listings allow prospects to connect with us via phone, text or email to arrange in-person viewing appointments.

How much does it cost and how long does the service last?Our pricing model is simple. We charge one half (1/2) of one month's rent and the service lasts for as long at it takes to get the property rented. Our goals are aligned with our clients'. We all want to rent properties as quickly as possible. When rentals are sit vacant for too long, it's typically because of price misalignment with the property's location and/or condition. This is why we provide our clients feedback from prospects so you can make adjustments to achieve maximum success.

Do you provide any other resources?As a landlord, our founder, Nick Cates, brings to the business decades of professional contacts that he has personally used; everything from handymen, to plumbers, electricians, pest control, construction and more. He also provides full real estate services for clients considering buying or selling real estate.

As a property manager, I use a Realtor or my own staff to show properties. How is Showpads better?It's about cost and efficiency. Most management companies enjoy right-sizing staff size, or more efficiently using staff, by outsourcing the grunt work of marketing rentals, screening prospects and doing showings to us. Plus, per vacancy, we are much cheaper than hiring a realtor, especially since we can simply send interested prospects directly to your application portal where you conveniently complete the leasing process.

Are all the showings supervised?Yes, when we take the Showpads listing, we install a lockbox on the unit that is available to our specially-trained showing associates only. We then screen tenants, based on the criteria you provide, and we schedule viewings supervised by one of our associates. After each showing, the associates provide feedback from the renter that we can communicate to the owner or property manager.

Is Showpads a property management company?No, Showpads focuses strictly an advertising and showing services for landlords who manage their own rentals and property management companies that need assistance in showing their properties. Once we present the owner or manager with the application of an acceptable client, our job is done and the landlord or manager takes over the leasing and ongoing management.
